The Initiation Report

“The Check‑Up” — One‑Time Assessment: $1,080


Every maintenance plan begins with a comprehensive diagnostic evaluation. This establishes a baseline for your home’s condition and identifies immediate concerns before they escalate.


Using advanced diagnostic tools—including thermal imaging, drain cameras, voltage testers, and moisture meters—we deliver a detailed, photo‑supported report outlining the true condition of your home.


What’s Included:

• Thermal imaging scan to identify condensation and insulation issues

• Full attic assessment for water infiltration, sweating ducts, and insulation deficiencies

• Moisture meter readings in all suspect areas

• Exterior evaluation: decks, porches, trim, GFI outlets, doors, windows, fascia, eaves

• Appliance function verification

• HVAC filter and coil review

• Plumbing system assessment for leaks and urgent repairs

• Age and life‑expectancy review of HVAC units and water heaters

• Dryer vent inspection

• Bathroom exhaust fan evaluation, including humidistat and backflow damper checks

• Preliminary mold assessment (visual + moisture readings)

• Line‑item repair estimate for all recommended work

• Optional blower door test add $2,100

Monthly Site Visit

“Health Visit” — $225 per visit


Our monthly service provides routine care and early detection—critical for homes exposed to island conditions.


Monthly Services Include:

• Clean bacteria rings from toilets

• Replace light bulbs as needed

• Inspect for water infiltration; test all faucets

• Turn off main water supply and winterize upon request

• Fill traps to prevent sewer gas backflow

• Check for insect activity

• Inspect screens and doors; confirm proper operation

• Test locksets and lubricate cylinders

• Test garage doors

• Run dishwasher

• Inspect paint finishes and recommend maintenance

• Test and operate garbage disposal

• Inspect for wood rot and recommend repairs

• Check laundry vent and advise on cleaning

• Inspect exterior grounds, fencing, and gates

• Evaluate exterior wood finishes; recommend touch‑ups or repainting

• Inspect windows and advise on cleaning needs

• Inspect outdoor kitchens for cleaning or repair needs

• Provide monthly photographs and a written report

Quarterly, Biannual & Annual Service

“Doctor’s Visit” — $3,150


This enhanced service includes everything in the Monthly Visit, plus deeper maintenance tasks essential for long‑term home health.


Includes All Monthly Services, PLUS:

• Replace HVAC filters (2) — filters not included

• Replace water filters (1)

• Pressure wash exterior of home

• Clean all exterior windows using Rejuvenate® Hands‑Free House & Window Cleaner


Scheduling & Trade Services

• Minor repairs and small projects must be scheduled 30 days in advance to ensure manpower and materials are available.

• Once work begins, our team remains on site daily until the project is completed.

• All mechanical, plumbing, and electrical work beyond minor repairs is performed by licensed and insured subcontractors who regularly work on the island.
